Home Remodel in East Tacoma

For this project in East Tacoma, we transformed a structurally compromised unit into a high-end living space. The property owner contacted us after noticing water leaking behind the shower tile in a rental unit. After an initial inspection, we noticed the leak was only the surface of a much deeper issue.

Upon opening the walls, the true extent of the damage became clear: moisture had compromised the exterior wall, subfloor, and floor joists, leaving half the bathroom structurally unsound. We developed a comprehensive restoration plan, and the owner took the opportunity to request additional upgrades, including modern bathroom upgrades and improved sound insulation between units.

The Transformation

• Modern Bathroom Upgrades: We installed a new window, lighted mirror, new lighting, and door. The layout was finished with a new shower, custom tile work, updated plumbing valves, a high-efficiency fan, and new flooring.

• Noise Reduction Between Units: To enhance privacy between units, we re-engineered the shared wall with "staggered stud" framing, ensuring the drywall was not attached to the same studs as the neighboring unit. This prevents vibration transfer. For maximum acoustic performance, we added sound control insulation, weaving it horizontally between joists.

The Result: A structurally sound, quiet rental that now commands a higher market value. This project highlights our commitment to delivering comprehensive, high-quality remodeling solutions on time and within budget.
